What is Vemlio?

It sits on top of your PMS, CSVs and documents and turns lease renewals into a measurable, source-linked workflow — with a renewal pipeline, document intelligence, explainable pricing and risk signals, and a full audit trail.
Is Vemlio a property management system (PMS)?
No. Vemlio is an operational layer above your system of record, not a replacement for it. It focuses specifically on the renewal process — pricing, timing, documentation and decision support — and complements your existing PMS.
Does Vemlio give legal advice?
No. Vemlio provides operational workflow support and editable document drafts. It does not provide legal, tax or accounting advice. Verify lease terms and applicable federal, state and local requirements with qualified counsel.
How does Vemlio use AI?
Vemlio uses AI to extract terms from lease documents and to surface pricing and risk signals. Every suggestion is source-linked and confidence-scored, and nothing is written to a record without explicit human confirmation.
Can I try Vemlio before buying?
Yes. Vemlio offers a free, public Sandbox with fictional sample data — no credit card required. You can explore the full renewal workflow before creating a real workspace.
How do I get my data into Vemlio?
You can import your portfolio via CSV with guided mapping and validation, or add units through the in-product wizard. Uploaded lease documents can be processed with AI extraction.
Do you support teams and roles?
Yes. Workspaces support owner, manager and agent roles with role-based permissions, case assignment, and a shared renewal pipeline so the whole team stays aligned.
How is Vemlio priced?
Vemlio offers flat packaged plans (Core, Growth and Portfolio) with included units, properties, users and storage, plus a Modular plan you can configure. Paid limits can be expanded with overages. See the pricing section for current details.
Can I cancel anytime?
Yes. You can cancel at any time with effect at the end of your current billing period, either in the product or through the Stripe customer portal. Your data remains intact.
Who owns the data I put into Vemlio?
You do. You retain ownership of your data and uploaded documents. Vemlio stores and processes them only to provide the service, and offers deletion and retention controls.
How does Vemlio keep data isolated between customers?
Paid workspaces are provisioned with a dedicated, logically-isolated database namespace, and access is enforced per workspace so tenants cannot see each other's data.
